After deciding to sell our home in Laguna Hills, we wanted to stay in South Orange County, but had not chosen a particular area. Ben and Sarah knew South Orange County very well, and began showing us a variety of homes. We decided on Coto de Caza, and they pinpointed their search based upon our many conversations. We saw a lot of homes, and had fun doing it. While the process took months, Ben and Sarah were very patient and professional. During the negotiation phase, Ben did a great job, and got us the price we were comfortable with. He even talked the seller into leaving his flat screen TV in the family room.

The seller was almost impossible to deal with. If not for Ben and Sarah we would have given up. They persevered in getting the seller to live up to commitments and worked directly with the title company to avoid questionable legalities proposed by the seller from becoming reality...we would not have purchased the property had the seller's shenanigans not been prevented. Ben and Sarah Tate are by far the best realtors that we have come across. My husband and I had worked with many different realtors for month and months before we finally came across the Tate's.
